This document is an electronic record under the Information Technology Act, 2000 and does not require any physical or digital signature. These Terms & Conditions govern your access to and use of our website and related services operated by Sri Karthi Housing & Properties.

By using our Platform, you agree to be legally bound by these Terms, along with all related policies. You are responsible for providing accurate information, maintaining account confidentiality, and using the Platform only for lawful purposes.

1. Services Offered

Sri Karthi Housing & Properties provides the following real estate services:

• Sale and purchase of residential plots (DTCP & RERA approved)
• Sale of commercial properties and investment plots
• Villa and independent house transactions
• Agricultural and farm land dealings
• Free site visits with car facility
• Property documentation support and legal guidance

2. Eligibility

Our services are available to individuals who are 18 years of age or older and legally capable of entering into binding contracts under applicable Indian law.

3. Property Listings & Accuracy

We endeavour to provide accurate, up-to-date information. However, property prices are subject to change without prior notice. Availability cannot be guaranteed until a formal agreement is executed. We strongly recommend a personal site visit before making any purchasing decision.

4. Intellectual Property

All content including design and materials is the intellectual property of Sri Karthi Housing & Properties and may not be reused without permission. We do not guarantee the accuracy or completeness of information and are not liable for any loss arising from use of the Platform.

5. Amendments & Jurisdiction

We may update these Terms at any time. Continued use of the Platform indicates acceptance of such changes. All disputes are subject to the exclusive jurisdiction of courts in Namakkal, Tamil Nadu.

Privacy Policy

This Privacy Policy explains how Sri Karthi Housing & Properties collects, uses, and protects your personal information when you use our Platform.

1. Information We Collect

We may collect details such as your name, contact information, payment details, and usage data to provide services, improve user experience, and comply with legal obligations. This includes:

• Full name, phone number, and email address
• Property preferences and investment requirements
• Messages and enquiries submitted via our contact form or WhatsApp
• Browser type, IP address, and pages visited on our website

2. How We Use Your Information

• To schedule site visits and share relevant property information

Refund Policy

1. Non-Refundable Payments

Refunds will not be provided for reasons such as:

• Change of mind or dissatisfaction
• Non-usage of a service
• Technical issues on the user's side
• Once access to any digital product or service is granted

2. Booking Amount

The booking amount is generally non-refundable once a Sale Agreement is executed. If a booking is cancelled by the client within 48 hours of payment and prior to the execution of any agreement, a full refund will be considered, subject to management approval.

3. Exceptions

Exceptions may apply only in rare cases such as:

• Duplicate payments
• Failure to deliver the service due to reasons solely attributable to the Company

All such requests will be reviewed at the sole discretion of the company. Where approved, refunds will be processed within 7–14 working days to the original payment method.

4. How to Request

Submit a written request via email or in person at our office with proof of payment (receipt, bank statement, or UTR number) and the reason for the refund request.

Cancellation Policy

All purchases made on the Platform are final. Cancellation, replacement, or transfer of services is not permitted once payment is completed. This applies to all digital products, training programs, services, and consultations.

1. Before Sale Agreement

If a client wishes to cancel a booking before the Sale Agreement is signed, the cancellation request must be submitted in writing within 48 hours of booking. A cancellation fee of up to 10% of the booking amount may be deducted to cover administrative costs.

2. After Sale Agreement

Once a Sale Agreement has been signed and stamped, cancellation will result in forfeiture of the booking amount and any advance paid. The client will be liable for any legal or registration costs already incurred.

3. Cancellation by the Company

Sri Karthi Housing & Properties reserves the right to cancel a booking in case of title disputes, government acquisition, court orders, or non-payment beyond the grace period. In such cases, all amounts paid by the client will be fully refunded within 30 working days.

4. Exceptions

Exceptions may be considered only in cases of duplicate payment or non-delivery of services, subject to company approval.

Shipping Policy

1. Digital Delivery

Upon successful payment, users will receive confirmation details, access links, and relevant materials via email. Delivery is typically completed within a few hours or on the scheduled date of the service.

There are no shipping or delivery charges applicable.

2. Document Delivery

Certain transaction-related documents may be delivered as follows:

• In-Office Collection (Preferred): Clients are encouraged to collect all original documents in person at our office.
• Postal / Courier: Documents may be dispatched via registered post or courier. Estimated delivery within Tamil Nadu: 2–4 working days. Other states: 5–7 working days.
• Digital: Scanned copies sent to registered email or WhatsApp for reference purposes.

3. Free Site Visit

Sri Karthi Housing & Properties offers a complimentary site visit service with car facility — pick-up, property visit, and drop-back, all free of charge. Available Monday to Saturday, subject to prior appointment.
